G F Allan Courts is a social housing complex owned by the Christchurch City Council consisting of 7 residential units. The residential units are timber-framed buildings with diagonal braces. The roof structure comprises of timber roof trusses supporting light-weight Decramastic tile roofs and metal angle roof braces. Walls and ceilings are lined with plasterboard and external walls are clad with concrete block veneer.
The residential units at G F Allan Courts suffered minor to moderate damage to non-structural elements during the 2010 / 2011 earthquakes. This included stepped cracking of the brick veneer cladding and minor cracking to internal wall linings.
The scope of works required all units to be strengthened to at least 67% NBS as the units were only sitting at 53% NBS, veneer at height (gable ends) had to have the veneer tiles checked, cosmetic repairs were undertaken and additional weight in the roof space to be removed, in particular, the concrete header tanks, asbestos removal, full decorating throughout, retaining black wall removed and replaced, electrical and plumbing checks.
The works commenced in February 2017 and were completed over 2 stages and received individual practical completion certificates for each stage. The final works were completed late in May 2017
