Guise Lane Courts is a social housing complex owned by the Christchurch City Council consisting of 21 residential units. The repair works to this complex was tendered as the “West Tranche” for the council along with 1 other complexes. We completed these works as part of the Social Housing – East & West Trance packages for the Christchurch City Council. The East Tranche and West Tranche were tendered as separate projects, and Watts & Hughes were selected as the preferred contractor to complete both projects.
The residential units are timber-framed buildings with diagonal timber braces. The roof structure comprises of timber roof trusses supporting concrete tiles. The walls and ceilings are lined with plasterboard. The external walls are clad with Summerhill stone veneer.
The residential units at Guise Lane suffered minor damage to non-structural elements during the 2010 / 2011 earthquakes.
The works commenced in February 2017 and was completed over 3 stages and received individual practical completion certificates for each stage. The final works were completed late in July 2017
The scope of works required cosmetic repairs throughout, which included decorating to all interior units, floor coverings were replaced, majority of the shower units were replaced, plumbing and electrical checks were undertaken and we repaired all the drainage across the complex.
This complex was unique as the residents were still living in the units with a partial move prior to each stage commencing. A day room was set up for the residents to occupy while works was being undertaken in units.
The client was extremely happy with the outcome of the project, which on programme, on budget, and to the client’s high standards.
