Fruehauf Manufacturing Facility
The FRUEHAUF development at 4 Newry Drive, Milson, Palmerston North is a large-scale industrial warehouse and office facility currently under construction. The project comprises the delivery of a new warehouse, office accommodation, perimeter retaining walls, heavy-duty concrete yards, drainage infrastructure, and associated external civil works across a staged 256 working day construction programme.
The scope of works includes bulk earthworks, retaining wall construction, foundations, precast concrete wall panels, structural steel erection, roofing and cladding installation, warehouse floor slabs, office construction and fit-out, underground and above-ground services, drainage works, concrete pavements, accessways, and external hardstand areas designed for heavy vehicle operations.
Construction has been carefully staged to maximise programme efficiency while maintaining strict safety and quality controls. The warehouse has been divided into multiple construction zones, allowing overlapping work fronts and coordinated sequencing of foundations, precast installation, structural steel erection, roofing and cladding, services installation, and floor slab construction. High-level services are being completed ahead of floor slab pours where possible to minimise slab damage risk and accelerate programme delivery.
The project also involves significant temporary works associated with retaining wall construction, backfilling operations, and precast panel installation. Early collaboration with structural engineers and specialist subcontractors has been critical to ensuring these works are safely coordinated and integrated into the construction programme.
Civil and external works are progressing concurrently with the building works and include staged drainage installation, concrete yard construction, heavy-duty pavements, access roads, and external hardstand areas. The development has incorporated innovative construction methodologies, including the use of steel fibre reinforced concrete systems to improve construction efficiency and reduce programme durations for large warehouse floor pours.
Due to the proximity of neighbouring businesses and public interfaces, extensive mitigation measures have been implemented throughout the project. These include formal traffic management procedures, dust and noise controls, wheel wash facilities, perimeter screening, controlled delivery access, and proactive stakeholder communication to minimise disruption to surrounding businesses and the public during construction.
The project is being delivered under a comprehensive risk management and quality assurance framework, with ongoing coordination focused on programme management, temporary works, ground conditions, subcontractor performance, health and safety, and construction sequencing. Upon completion, the project will include full as-built documentation, producer statements, warranties, operation and maintenance manuals, and compliance documentation to support final handover and occupancy approvals.
