The project involves the development of a new large-format supermarket at 2 Te Rata Boulevard in Paerata, conceived as a modern retail destination that brings together everyday grocery shopping, fresh food preparation, and integrated online fulfilment within a single purpose-built facility.

At its core, the building is designed as a high-volume supermarket, with a spacious ground floor dedicated to customer-facing retail. This includes a full range of grocery and fresh food departments - produce, bakery, deli, and meat - supported by checkout and self-service areas and a clearly defined entry and exit sequence. The layout reflects a contemporary supermarket model, where circulation, visibility, and operational efficiency are carefully balanced to create a seamless experience for customers while maintaining strong connections to back-of-house functions.

Behind the retail floor, the building accommodates extensive support spaces essential to daily operations. These include temperature-controlled coolrooms and freezers for dairy, produce, meat, and grocery storage, as well as dedicated preparation zones for bakery, deli, and fresh food processing. A service yard and loading area are positioned to allow efficient movement of goods into the building, supported by waste management and plant areas that enable the store to operate as a self-contained commercial facility. In addition, the design incorporates dedicated areas for online order fulfilment and customer pickup, reflecting the increasing role of digital retail within supermarket operations.

Above the main trading floor, a separate level provides staff-focused accommodation, including offices, training rooms, a team lounge, lockers and amenities. This upper level is designed to support the day-to-day management of the store and provide appropriate facilities for staff, reinforcing the scale of the operation and the number of personnel required to run it efficiently.

Externally, the project extends well beyond the building itself, incorporating a fully developed retail site. This includes a substantial carparking area with accessible spaces and provision for electric vehicle charging, pedestrian pathways, trolley storage, and clearly defined customer drop-off zones. Covered walkways and canopy structures provide sheltered access into the store, while dedicated service vehicle routes and loading zones ensure separation between customer and operational traffic. Landscaping, signage, and site infrastructure elements complete the development, creating a cohesive and functional retail environment.

From a construction perspective, the building adopts a robust and durable approach consistent with large-scale commercial retail developments. The structure generally comprises a concrete floor slab with precast concrete wall panels, complemented by steel and timber framing elements. Specialist insulated panel systems are used in temperature-controlled areas, and the building is finished with durable internal and external materials suitable for high-traffic, hygiene-critical environments. Extensive services are integrated throughout, including refrigeration systems, mechanical ventilation, electrical and data infrastructure, and drainage systems, all of which are essential to the operation of a modern supermarket.

Overall, the project represents a comprehensive supermarket development that combines retail, logistics, food preparation, and staff facilities within a single coordinated design, supported by a fully developed external environment. It is intended to function as a key local retail hub, capable of servicing both in-store and online shopping demands while accommodating the operational complexity of contemporary grocery retailing.
