Brand new 4.5 Star apartment style hotel situated at the southern end of Lower Hut CBD between Hutt River and Civic Centre. 60 Well-appointed rooms comprising of contemporary Studio and 1 Bed Room offering the finest in accommodation with luxurious fittings and furnishings.

Construction of the 4, 1/2 star Sebel hotel that is situated opposite the lower Hutt war memorial library.  The main entrance is from Queens Drive, spanning through to High street with views over the Hutt River.

A large lobby welcome guests flowing through to a restaurant, bakery and back of house services all within the ground level. There are five floors of accommodation suits and service rooms, with the HVAC and water services located in the roof top plant room.

Establishment of the construction site commenced 2017. With site offices, heavy vehicle entrance / exit crossings, perimeter fencing and gates. Excavation for the raft foundation, piles, elevator lift pit and hold down footings all with vast amounts of reinforcing and concrete. Additional concrete block footings placed along with plumbing services and polystyrene insulation with then main concrete floor slab.

The structural skeleton of the building consists of steel columns and beams, bolted down and together with reinforced concrete floors at each level.

Design and construction focused to maximise guest experience with thermal and acoustic comforts. The metal roof is Coloursteel Endura on Thermakraft drainage mat for thermal wicking, 407 roof and wall underlay over a layer of 18 mm plywood on metal purlins and thermal insulation. The lower roof consists of two layers of water proofing membrane, using torch on method on treated CCA 18 mm plywood, timber framed construction and insulation. Exterior commercial profile joinery with double-glazing all to enhance the feel of luxury.

Exterior timber framed walls are insulated, clad with RAB board, Solitex Extasana wall weather resistive barrier, then a cavity is formed with either CLD batten and Titan board cladding or aluminium top hats with Induracore aluminium cladding panels. Joints between exterior cladding materials being sealed with Sika AT Façade to give a negative design detail.

A Korok fire rated wall installed along the length of the structure between the neighbouring building. Interior steel stud walls constructed between suits lined with two layers of either fire rated, wet area or standard plasterboard. All accommodation suits have fire rated entrance doors and hardware. There is a fire alarm and sprinkler system throughout with a fire egress stairwell to the southwest elevation.

Access to the accommodation floors is from the lobby elevator where wide corridors and flowing design client supplied carpet leading to the suits. Entering the suits over the tiled kitchen floors with the main living areas having carpet, Interior walls are mostly painted, with a contrasting colour and / or wallpaper used to define feature areas. The bathrooms have tiled floors and walls with frameless glass showers, recessed mirrors and painted ceilings.

Monkey toe louvered walls shroud the plant room on the roof with roof access to the North West. This area houses the main air conditioning units, hot water infinity califonts and hot water cylinders.

Externally, an asphalt vehicle entrance / exit off Queens Drive includes an assessable car park, bicycle parking area and EV charging. With concrete pavers and an exposed aggregate concrete path extending to the hotel restaurant and High street.
