These works involve a complete refurbishment of the all of the social housing units over six different complexes including Allison Courts, Walsall Courts, Bryndwr Courts, Reg Adam Courts, Cleland Courts, Mackenzie Courts, Waltham Courts & Nayland Street.

 

Tranche One;

Tranche One was broken down into Allison Courts and Walsall Courts. These complexes were completed concurrently with Tranche Two (3 complexes) and Tranche Three (3 complexes).

 

Allison Courts involved earthquake and essential repairs consisting of internal repairs including electrical and plumbing inspections, painting and decorating, insulation install and floor coverings replacement. UPVC windows & doors were installed to replace existing windows and doors, to increase the thermal aspects of each unit and to provide noise reduction. The external works consisted of a full exterior repaint, roof replacement and ancillary works were completed throughout the entirety of the complex, removing trip hazards and replacing damaged footpaths and asphalt where required. These works were completed to 9 units (plus the resident’s lounge) within the housing complex. As works evolved, additional value was added to include healthy home requirements, which included mechanical ventilation.

 

Walsall Courts involved earthquake and essential repairs consisting of the same scope of works as Allison Courts. 5 blocks within the complex required to be relevelled due to subsidence of the units due to the earthquakes.

 

Tranche Two;

Tranche Two was broken down into Reg Adams Courts, Cleland Courts and Bryndwr Courts. These complexes were completed concurrently with Tranche One (2 complexes) and Tranche Three (3 complexes).

 

Bryndwr Courts involved earthquake and essential repairs consisting of internal repairs including electrical and plumbing inspections, painting and decorating, insulation install and floor coverings replacement. The external works consisted of a full exterior repaint, roof inspections and repairs as required and ancillary works were completed throughout the entirety of the complex, removing trip hazards and replacing damaged footpaths and asphalt where required. These works were completed to 32 units (plus the resident’s lounge) within the housing complex.

 

Cleland Courts involved earthquake and essential repairs consisting of the same scope of works as Bryndwr Courts, with the exception that a full roof replacement was completed on each unit. Where replacement was required, existing aluminium joinery was upgraded to double glazed aluminium joinery. These works were completed to 7 units within the housing complex.

 

Cleland Courts has skillion ceilings (where the gib ceiling follows the rake of the roof, with no ceiling cavity). This had proven difficult in the past to insulate to meet the healthy homes requirements. Watts & Hughes proposed a solution to install a drop ceiling (forming a cavity from the existing rake ceiling to a flat ceiling at approx. 2.5m above ground level) which allowed us to install insulation in this cavity. The units are now significantly warmer because of this.

 

Reg Adams Courts involved earthquake and essential repairs consisting of the same scope of works (internally & externally) as Bryndwr Courts. These works were completed to 10 units within the housing complex. We sequenced the works so that Stage 1 comprised of the structural upgrades to a bridge that was a part of a shared driveway into the complex. We sequenced the bridge upgrades to be stage 1 works, so that we could use this as enabling works to get into the site for the later stages. The structural upgrade of the bridge was completed underneath the bridge, with fixed scaffolding and sediment control in the stream to stop any contamination.

 

Tranche Three;

Tranche Three was broken down into Mackenzie Courts, Nayland Street & Waltham Courts. These complexes were completed concurrently with Tranche One (2 complexes) and Tranche Two (3 complexes).

 

Mackenzie Courts involved earthquake and essential repairs consisting of internal repairs including electrical and plumbing inspections, painting and decorating, insulation install and floor coverings replacement. The external works consisted of a full exterior repaint, roof repairs consisting of re-affixing aluminium corrugated sheets and butynol patch repairs, thermal upgrades to the exterior of the two-bedroom units, which involved cladding overlay onto pre-cast panel to increase thermal performance of the units, and ancillary works were completed throughout the entirety of the complex, removing trip hazards and replacing damaged footpaths and asphalt where required. UPVC windows and doors were installed to replace the existing windows/doors where required.

 

Nayland Courts involved earthquake and essential repairs consisting of a similar base scope of works as Mackenzie Courts, in regards to the external/internal painting and decorating, electrical and plumbing inspections, insulation install and floor coverings. UPVC windows & doors were installed to replace existing windows and doors, to increase the thermal aspects of each unit and to provide noise reduction. Nayland Courts external works package was substantial, as the units needed to be relevelled due to subsidence from the earthquakes. Ancillary works involved a full replacement of the footpaths after the relevelling works had been completed.

 

Waltham Courts involved earthquake and essential repairs consisting of a full exterior repaint, roof replacement, connection of the existing structure to ground piles and where required, jacking and packing was undertaken to bring the units to a true plane. Ancillary works were completed throughout the entirety of the complex, removing trip hazards and replacing damaged footpaths and asphalt where required.

 

The internal repair works consisted of electrical and plumbing inspections (including water main replacement), painting, insulation install completed to the ceiling and to subfloor space (including installation of dampproof membrane) and floor coverings replacement.
